(3) The Manager is of the view that the higher aggregate leverage as at 31 December 2025 will not have a material impact on the risk profile of First REIT as it is still within a manageable range below the MAS regulated aggregate leverage limit of 50%. The MAS had imposed for S-REITs to have a new minimum interest coverage ratio (“ICR”) of 1.5 times and a single aggregate leverage limit of 50%, effective from 28 November 2024.

Group and parent company or bank figures are labelled separately. Parentheses indicate negative amounts; a dash and NA retain the report’s notation.
Comparative figures follow Annual Report 2025, including retrospective adjustments. Adjusted and reported earnings may have different definitions; refer to each statement’s notes.
Amounts, unit counts, per-unit cents and percentages retain the original units and Group/Trust scope. Detailed portfolio pages are combined into comparable tables with a separate PDF source for every row.
Five-year income and assets-under-management chart figures are matched to their original plotted years. The PDF text extraction order is not used as the year order. Significant noncash disclosures preserve amounts already issued and amounts to be issued.
These tables show the available extracted figures. The original annual report contains the full statements, notes and definitions.
