OUE REIT’s Hotel Income Rose Before Its Planned Airport Hotel Sale: What Does 3Q Tell Unitholders?

OUE REIT’s hospitality net property income rose 12.6% in 3Q 2026, more than accounting for the group’s overall increase. With the Crowne Plaza Changi Airport sale scheduled for 30 October, unitholders need to distinguish this quarter’s stronger income from the portfolio and distributions that may follow.

OUE REIT (SGX: TS0U) reported stronger property income for the three months ended 30 September 2026. The striking part for unitholders is where that growth came from: hotels more than offset a decline in commercial property income, just as the REIT prepares to sell one of its two hotels. The 21 October announcement is a business update, not a new distribution declaration. [S2, p. 7] [S2, p. 19] [S2, p. 5]

Hotels supplied the increase

Net property income (NPI), which measures property revenue after property expenses, rose from S$57.0 million to S$59.6 million year on year. Hospitality NPI increased from S$24.5 million to S$27.6 million, a S$3.1 million rise. Commercial NPI slipped from S$32.5 million to S$32.0 million. On these rounded figures, the hotel segment supplied more than the group’s S$2.6 million NPI increase. [S2, p. 7] [S2, p. 13] [S2, p. 19]

The manager attributed the hotel improvement to leisure demand, corporate accounts and refreshed guest offerings. The segment’s revenue per available room rose 8.2% to S$302. This is encouraging operating evidence, but the update does not split NPI between Hilton Singapore Orchard and Crowne Plaza Changi Airport. It therefore cannot show how much of the latest hotel income would remain after the planned sale. [S1, p. 3] [S2, p. 19] [S2, p. 33]

There were other supports to income. Third-quarter finance costs fell 12.4% year on year to S$18.9 million. The presentation also reported S$1.6 million of distribution income from the REIT’s Sydney associate, acquired in March. That income measure should not be confused with the associate’s accounting result: after excluding distribution adjustments and a one-off acquisition-related fair-value adjustment, its share of results was a S$0.7 million loss for the quarter. [S2, p. 3] [S2, p. 4] [S2, p. 7]

The sale changes the next comparison

The manager said completion of the Crowne Plaza Changi Airport divestment was expected on 30 October 2026. It estimated S$498.5 million of net cash proceeds after the stated estimated divestment cost. As of this 21 October update, the sale was still scheduled, so those proceeds had not been established as received cash. [S1, p. 1] [S2, p. 5]

The manager expects a S$20 million special distribution to be paid evenly over the first two years following completion, starting from FY2027. That is a proposed future payment, separate from ordinary property income. The filing does not give a per-unit special distribution or a new entitlement date. [S2, p. 5]

Debt is another reason to watch the sale’s actual completion and use of proceeds. Aggregate leverage was 42.1% at 30 September, up from 41.5% at 30 June. The manager’s 37.1% figure is an illustration that assumes sale proceeds, after the special distribution, are used to repay loans. It is not the REIT’s reported September leverage or evidence that debt has since been repaid. [S2, p. 3] [S2, p. 8]

What can unitholders conclude?

The quarter shows better hotel income and lower finance costs, but it does not establish a higher next payout. OUE REIT pays distributions semi-annually, and these third-quarter business-update documents provide neither a third-quarter DPU nor a cash-flow statement. The latest disclosed DPU remains the 1.26 cents for the first half of 2026, a period already covered separately. [S3, p. 2] [S3, p. 3] [S4, p. 2]

For the next distribution, the useful evidence will be confirmation of the hotel sale, the actual allocation of proceeds and financial statements showing income from the remaining portfolio. The stronger third quarter is real; how much of it carries into a portfolio without Crowne Plaza Changi Airport is still unanswered. [S2, p. 5] [S2, p. 19]
